1. Bookings & Payment

• Studio hire is confirmed only upon full payment.

• Your booking period is your total access period, this includes bump-in, set-up, pack-down and bump-out. Please allow enough time within your booking to complete all activity.

• Overtime may incur additional fees and is subject to availability.

2. Hours of Use

• Sobu is open Monday to Sunday, 7am – 7pm.

• Evening events may be available on request, please reach out to discuss extended hours.

3. Access & Parking

• Sobu operates as a self-serve studio. You’ll be greeted at the beginning of your session, then left to enjoy the space privately. Please ensure the studio is securely locked when you leave.

• Parking:
  Two (2) car spaces are provided directly in front of the studio, marked with the number 5.
  Additional parking is available in the six visitor bays marked with a “V” or on the surrounding street.
  There is also one accessible bay (shared across all tenants of Karthina Lane) located beside the studio roller door.

• Please do not park in any other tenant’s allocated spaces and ensure your guests are informed of this rule prior to arrival. Any vehicles parked incorrectly may be towed at the owner’s expense.

4. Use of the Studio

• The studio may be used for photography, videography, podcasting, co-working, workshops (under 10 people) or client sessions.
  Larger events require a separate event hire arrangement.

• Maximum number of people per booking: 10, unless otherwise approved.

• The hirer is responsible for ensuring all guests, crew, and visitors comply with these terms.

5. Children, Pets & Studio Etiquette

• Children:
  Children are welcome but must be supervised at all times. Please ensure no food or drinks are consumed on furniture or styled sets. Any damage or additional cleaning required will incur a fee.

• Pets:
  Friendly pets are welcome, but must stay off all furniture and soft furnishings. Cleaning or repair fees may apply if this rule is not followed.

• Noise:
  Please respect neighbouring tenants by keeping music and noise at a reasonable level.

6. Studio Care & Conduct

• Please leave the studio as you found it. Return all furniture and props to their original locations, clear all rubbish, and wipe surfaces if needed.

• A cleaning fee may apply if the space is not left in good condition.

Furniture:

• Do not drag items; always lift with two people minimum.

• Furniture must remain on its original level (no moving items between floors).

Restrictions:

• No smoking, vaping, illegal substances, candles, incense, glitter, confetti, fake snow, paint, or similar materials unless prior written approval is granted.

• No body oils, tanning products, or food and drink on furniture.

• No explicit, adult or nude photography/videography.

7. Props & Backdrops

• Usage of coloured paper backdrop rolls incurs an additional fee.

• Props on display in the studio space may be used but must be returned to their original position. Damaged or missing items will be charged at replacement cost.

• Props in the Props cupboard incur an additional fee.

8. Damages & Liability

• The hirer is responsible for any damage to the studio, building, furniture, props, fittings, or equipment during their booking.
  Repair or replacement costs will be charged to the hirer.

• Sobu is not responsible for any loss, theft, or damage to hirer’s equipment, personal belongings, or work.

• Sobu accepts no liability for injury or accidents during the booking. The hirer must ensure safe practices are followed at all times.

9. Cleaning & Rubbish

• Please remove all rubbish, especially food waste, at the end of your session.

• Failure to leave the space tidy may result in:

• Cleaning fee: $100

• Rubbish disposal fee: $50

10. Cancellations

• Cancel 72+ hours before your booking → Full refund.

• Cancel within 72 hours → 50% refund.

• Cancel within 24 hours → No refund.

Reschedules are treated as cancellations and re-bookings unless otherwise agreed.

11. Insurance

• Sobu strongly recommends hirers hold appropriate insurance for public liability, equipment, and professional cover.

• Sobu does not provide insurance for hirers or guests.

12. Social Media

• We love seeing your work. Please tag @studio_sobu when sharing content created here if you’re happy for us to repost.

13. Memberships

• By purchasing a Sobu Studio Membership, you agree to a minimum commitment of 6 months.

• Membership payments are charged automatically on a monthly basis from your chosen payment method.

• Each Membership includes 6 sessions (either Full Day or Half Day, depending on your selected tier) to be used within your 6-month term.
  You have complete flexibility in how you use these sessions - one per month, or multiple in a single month - as long as all 6 are used before the end of your 6 month membership period.

• Unused sessions do not roll over beyond the 6-month term and cannot be transferred or exchanged for credit or cash value.

• You’ll receive an email reminder 7 days before your 6-month membership ends (or once all 6 sessions are used) to confirm whether you’d like to continue or cancel.
  If you choose to continue, your membership will automatically renew for another 6-month term unless cancelled in writing before your renewal date.

• Founding members who continue their membership will retain their original pricing, even if future rates increase.

• If a membership payment fails, access to booking privileges may be paused until payment is successfully processed.

• Memberships are non-refundable once the billing cycle has commenced, except as required by Australian Consumer Law.

14. Governing Law

• These terms are governed by the laws of Queensland, Australia.
  Any disputes will be subject to the exclusive jurisdiction of the courts of Queensland.
