Sobu Studio Terms and conditions.

Welcome to SOBU. These terms are here to protect you, your clients, and us, while keeping the experience smooth and stress-free. By booking SOBU, you agree to the following conditions:

1. Bookings & Payment

  • Studio hire is confirmed only upon full payment.

  • Your booking period is your access period. Please ensure bump-in, set-up, pack-down and bump-out are all completed within your allocated time.

  • Overtime may incur additional fees and is subject to availability.

2. Hours of Use

  • SOBU is open Monday to Saturday, 8am–6pm.

  • Half-day bookings: 4-hour sessions (morning or afternoon).

  • Full-day bookings: 10 hours.

3. Access

  • SOBU is a self-serve studio. You’ll receive a unique access code the day before your booking.

  • The studio must be securely locked when you leave.

  • 2 car spaces are provided directly in front of the studio. Please do not block neighbouring tenants.

4. Use of the Studio

  • The studio may be used for photography, videography, podcasting, co-working, workshops (under 10 people) or client sessions. Larger events require separate event hire.

  • Maximum number of people per booking: 10, unless otherwise agreed.

  • The upstairs private room can be styled as an office set or podcast studio — please specify when booking.

  • The hirer is responsible for ensuring all guests and crew comply with these terms.

5. Studio Care & Rules

  • Please leave the studio as you found it: return all furniture/props, clear rubbish, wipe surfaces if needed. A cleaning fee may apply if not.

  • Furniture and props must not be dragged. Two people minimum to move large/heavy items.

  • Furniture may only be moved within the level it’s located — not between upstairs and downstairs.

  • No smoking, vaping, candles, incense, glitter, confetti, paint, fake snow, or similar unless written approval is provided in advance.

  • Friendly pets are welcome, but not on furniture. Cleaning/damage fees may apply.

  • Please keep noise/music to a reasonable level out of respect for neighbours.

6. Props & Backdrops

  • Usage of coloured paper backdrops incurs an additional fee.

  • Props may be used but must be returned to their original place. Damaged or missing items may be charged at replacement cost.

7. Damages & Liability

  • The hirer is responsible for any damage to the studio, building, furniture, props, fittings, or equipment during the booking.

  • SOBU is not responsible for any loss, theft, or damage to hirer’s equipment, personal belongings, or work.

  • SOBU does not accept liability for injury or accidents during the booking. The hirer must ensure safe practices are followed at all times.

8. Cancellations

  • Cancel 72+ hours before your booking → Full refund.

  • Cancel within 72 hours → 50% refund.

  • Cancel within 24 hours → No refund.

  • Reschedules are treated as cancellations and re-bookings unless otherwise agreed.

9. Insurance

  • SOBU strongly recommends hirers hold appropriate insurance for public liability, equipment, and professional cover.

  • SOBU does not provide insurance for hirers or their guests.

10. Additional Charges

  • Cleaning fee: $100 (if the space is left in an unacceptable state).

  • Rubbish disposal fee: $50 (if rubbish is not removed).

  • Overtime fee: charged at the applicable hourly rate, subject to availability.

11. Social Media

  • We love seeing your work. Please tag @studio_sobu when sharing content created here.

12. Governing Law

  • These terms are governed by the laws of Queensland, Australia.

  • Any disputes will be subject to the exclusive jurisdiction of the courts of Queensland.
